types of mortgages. I found our bank really unhelpful (Banca March). I would be interested

Mortgage payment - paying off our mortgage early
Hi I’m looking for advice regarding paying off the balance of our mortgage. Although our apt is in Caleta the mortgage is with BS ( previously CAM) in Tenerife. Can we go to our local branch of Sabadell in Caleta to discuss this? Would we require a solicitor? We live in Ireland and due to work commitments we will not be over until
October
so any advice would be much appreciated. TIA

Spanish mortgage
Hi to all
Anyone any recent experience of taking a Spanish mortgage for a property purchase on the Island?
When i looked 12 months back to finance on Pueblo Majorero the rates were competitive but the fees (legal, taxes etc) were adding near on 5,000 euros.
I understand that since then some law changes may have been introduced to cut the fees though i guess the rates will increase to compensate.
Given the £ to E rate at present it may make sense to hedge rather than take a poor exchan

SANTANDER FUE - mortgage cancellation on BUYERS (!) escritura

In Nov 2023 we bought a house. The seller had a mortgage with Santander. We bought with out a mortgage. Bank representative was not present at the notary. Purchase tax has been paid and all other associated costs. Solicitor (well known and respected) keeps chasing Santander to remove charges via "certificate" from the deeds. In
April
the seller came to the bank to sign a document back dated to
November
2023 saying the mortgage has been settled (paid off in full). Santande
