This is my first post, I am interested in buying a new build villa and have been looking at Panorama Tres Islas in Corralejo with Fuerteventura homes which seem good location. Just wondered if anyone had any further information or helpful advise. Has it been planning development for a long time is it a safe buy as far as knowing, it seems great villas look good in the plans. Bank guarantees with the payments. My but at the moment is the building license not yet issued.
When I had a meeting with them, they are awaiting building license, for the villa I was looking at. But I definitely need to research a lot more as its a lot of Money and a big decision, so it needs to be right.

I think as Sam has rightly pointed out Cavet Emptor - Let the buyer beware. The Spanish government s and local authorities are the most difficult you will have to ever deal with, if something simple can be made difficult they will find a way.
Seriously if you are thinking of buying you need to decide why you are buying, for personal and family use only, to move here permanently or to invest as a rental property. Then read some of the other threads on this forum where there are discussions about rental property and all the controls and requirements around it.

Thank you for your reply my thoughts exactly on no license big no no . It would be investment and short term rentals and myself visiting I really think Fuerteventura has a lot to offer ,for what I enjoy in life. but referring to property It would need to have rental use as part of future scope I will research more on other info on site as well thanks
So I will have to wait and see what happens with that. But I actually like the location and style of Villa, lets see what happens !!
I also think I should recce further a field I have stayed in two areas on holidays in Fuerteventura. and still need to try south part of the Island.
I have missed out on good investment opportunity's in the past so feel sometimes you have to get in early .
The fact that the property doesn't yet have a licence is not necessarily a problem. It doesn't mean there wasn't planning permission. 'The licence' is probably the 'habitation licence' which is granted at completion when the architect from the Ayuntamiento checks that certain requirements have been met. These include things like having the minimum required fresh water storage and the ratio of build v plot size. My understanding is that until this licence is granted the property cannot be 'switched on' to mains electric and water. So, getting the licence is just a stage in the process.

Had a nosy up at Morro Francisco today which is where I believe the OP was asking about.
One building is well on it's way but what it is meant to be I don't know - first fresh building I've seen up that way so perhaps it's the 'show villa'. Couldn't see any signage.
The one property that I love up there (and the only one that looks habitable) has this brilliant outcrop of rock in it's garden:
Looks like it could be a lava bubble or tunnel.
