There have been three recommendations for the solicitor Beatriz but unless I've missed it somewhere,  will someone please post her full details,  eg name of firm, address, phone and email.

Split from the Non Resident Property Tax thread. Sam

Here is buying a property in short from my experience from just completing the process as a Spanish Resident

1. Pay & Sign at Notario
2. Limit of 30days to declare the purchase and pay ITP at ATC (Agencia Tributaria Canaria)
3. Take the tax receipt and pay to register the property in your name at the Registro de la Propiedad
4. Notify the Community President of your details for paying community fees
5. Visit the Ayuntamiento for Empadronamiento at the new address
6. Setup a DirectDebit for IBI & Basura at the Ayuntamiento (Liable to be Paid by whoever owns the property on 1st January each year, so you need to setup a DDebit to start next year)

Water/Electricity varies according to situation.
If you are non-resident then there is Non-resident tax payable to AEAT and declared on an annual basis as part of the IRPF (Tax return) but I am not liable for this so don't have first hand experience.

As a footnote to all of this, I highly recommend you register online for a "certificado electronico" and make an appointment at the AEAT to verify your identity which allows you to then identify yourself online and do most painful government paperwork online!

Owners on the Golf resort may be better placed to answer this - Anjoca supply the water on Pueblo Majorero and have charged what seems to be a standard charge to various owners, it has been suggested that this may be a minimum usage charge, it doesn't amount to very much just 28e but being the first bill and actually not receiving an invoice at all (chasing the office at the moment) it is difficult to know what it covers. It has been suggested this may be charged every 2 or 3 months?

So firstly, are you free to choose your own supplier and do the charges and service vary anyway? Secondly does a minimum usage charge apply across the Island or just from Anjoca?
Likewise when they finally charge Electricity, are you free to change suppliers and again do prices and service vary?

Morning re water from Anjoca no I don't think we have a choice yes there is a minimum of 10cu mts that is every billed 2 months, email address to get a bill is - Aguas Canarias - ANJOCA <aac@anjoca.com> charges are -

To be honest I think the charges for water from Anjoca are reasonable compared to what we pay here in the UK.

Re electricity the main and as far as I know only supplier unless you have solar panels is Endesa.  After four years I have found out we are on a standard tariff and as we have a smart meter we can change tariff to get cheaper electric for certain hours but you have to go into their office in PDR to do it.

We use a company called Holuz based on the peninsular, they reduced our bill by circa 14% originally, at which point Endesa came up with a better deal than we had before which I dismissed as I thought they could have come up with this before, and switched, since then Holuz have made some other adjustment and reduced our costs further, the point I am making is there are options.

Thanks for replies - i did finally get hold of the bills for the water, looks like every 2 months, minimum charge 28e each months.

My place is in Caleta and both my water and electric have minimum charges, and to tell you the truth when we are there generally 7-10 days we don’t really see any change in the following billing.
