I wouldn’t recommend Jacabo due to the fact that he was working with a suspect estate agent. I also wondered why it took Jacobo 8 weeks to notify me of something I thought he should have discovered much sooner. Lesson learned, I later found Beatriz in PDR for a different purchase and never looked back.
Just to add something from my own experience, conveyancing solicitors usually don’t refund your Money if a sale falls through. However, they will often carry the Money over and use it towards work on another property if you decide to buy somewhere else.
Years ago, we made an offer on a property in Caleta. The solicitor was the sister of the estate agent (Caleta Property Group near the Bus Station in Caleta). Anyway, the apartment we were buying had a lot of debt accrued over more than a decade in maintenance fees. We wanted the seller to pay it all, but he was only willing to pay the last six years. So we told them they could find a new buyer instead.
The solicitor told us this sometimes happens, and that if we found another property to buy, she would be more than happy to act for us, using the deposit we had paid her.
