Pueblo Majorero Development at Fuerteventura Golf Club
Generally (and I do STRESS) generally:
The developer appoints a managing agent or administration to manage the common areas of the development. Once the last property is sold, the owners become responsible, via a Community of Property Owners for the appointment of the managing agent or administrator (usually the developer has already given them a few years contract, so it might be a few years before the owners feel fully 'in control'.

The Community fee, anything from €20 to €50 per month without swimming pool,  is about average (but is there an average development??).  It covers building insurance,  public liability insurance,  cleaning and maintenance of all common areas and community equipment eg water pumps, Cess Pit etc..

There will be a constitution for the Community and every owner should have a copy.

The last few posts raise a few questions Jason & Derry may already have the answers to -

Anjoca are the water and waste water company for the properties on Fuerteventura Golf which this development is part of so the villas will have individual water meters, do the apartments?

On Fuerteventura Golf there are 5 other community pools so it may be worth talking to the owners of one of the properties within those communities to see who and how they manage the community issues and pools.

From our experience on La Estancia as the new villas are freehold I presume I don't think they will be included.  About 12 months ago a few of us here on La Estancia looked into having a mangement company for the areas not covered by Anjoca or the local council i.e. the pavements and the street lights but we were told we couldn't due to our properties being freehold.  The water supply and drains are Anjoca and the tarmac road is the council and the road sweep dose come up and down on a regular basis

It will be interesting to hear what the situation is re the access road on the new development as it serves both the villas and the apartments.

Hi Tom, thanks for that info , so insurance wise I would only need to be looking at contents insurance as the building insurance is covered by community fees. Pueblo Majorero has communal pool, underground parking garage, 8x lifts and is a secure gated community so would assume 80 euro a month is a fair cost if it transpires to be that . I do know the community charges on the golf course vary from zero ( los arcos) to 60e for el refugio from looking at other properties prior to purchasing this one.

I got the impression from Tamara the villas are included in the community charges and are required to pay the same as the apartments. Tamara was in the process of collating owners packs over a year ago but to date nothing has transpired , assuming they were lost in the fire and they had to start again.

Just passed development last night on last day of holiday, to be honest the fencing around the pool and the stark white street lighting around it does spoil  the overal look of the development, put me in mind of state penitentiaries you see in America  Cry

On reflection I suppose the villa owners will have to pay somethinmg towards the community cost as it is a gated community and the gates, access road and road lighting will need maintaining.  

As they have their own pools will villa owners have access to and use the community pool or is that only going to be accessable from the apartments?

A lot of this thread has concentrated on the frustration from a complete lack of communication and client care. Yes you can blame office fires, crane licences or lack off but it doesn’t get away from poor management.  Without forum members kindly posting updates many off us would have known little between visits. I am certainly not questioning Tamara for those that know her personally, she is always happy to help where she can but I am guessing she is way down the chain of command.

Hi all just a note.  After our last visit we noticed the lack of choice for furnishings so we have bought them all here and going to send them by container from Uk to Caleta via a company based in Caleta English.  They send one once a month and it takes two weeks to arrive.  I thought may be of  interest cost is by square cubic meter.  They will also hold in Caleta in their warehouse until keys received

Yes, building works finished last week and cleaning equipment started last week, This week gardeners have started the communal gardens decorations, and we have to clean again because of calima.
 
In order to get ready as soon as possible with the paperwork, we need to know if you are going to arrange a mortgage. Please, is this your case?
 
From our part, we have finished all documents. Now, we depend on the Institutions. We are noticing the clients as soon as possible regarding the date when we can start signing Deeds. Have you arranged a lawyer?
