Riu begins demolition of illegally built section of Hotel Riu Oliva Beach Resort

Riu Hotels & Resorts has begun demolition work on the unauthorised top-floor suites at the Riu Oliva Beach Resort, also known locally as the “Hotel 3 Islas,” in Corralejo, Fuerteventura.

The move follows a resolution from Spain’s Coastal Authority, which had prohibited any increase in the hotel's built volume due to planning restrictions in the public maritime-terrestrial domain.

The hotel chain is now complying with the order by removing the illegal construction, which had expanded the establishment’s surface area without proper administrative authorisation.

Riu had previously paid a fine for exceeding the permitted buildable area and is now taking further steps to protect its concession to operate in the coastal zone. This concession, which allows the hotel to remain in place on public land, is valid until 2037.

Authorities had authorised maintenance and refurbishment of the existing structure in order to support its operation as a five-star resort until that date. However, any structural expansion, such as the additional suites that were added to the top floor, was explicitly prohibited.

The demolition is being viewed as a strategic move by Riu to demonstrate compliance and avoid further legal or political pressure that could jeopardise the hotel’s long-term future.

The resort remains open for guests during the works, which are expected to be completed by 1th August without affecting main hotel operations.
